215 GP, LLC, an Edgewater affiliate, was the successful competitor under an RFP to provide the Syracuse office of Paychex, Inc. with approximately 25,000 sq.ft. of new first- class office space. The 35,280 sq.ft. one- story brick and cast stone building in Greenfield Corporate Office Center, designed by MacKnight Architects, was commenced in March 2008. Paychex occupied the space in October 2008. A second tenant, TRC Engineers, Inc., occupies approximately 9,300 sq.ft. Total
Value, including the purchase of the 5.1-acre site, is $5,650,000.
LeRay Crossing is an Edgewater affiliate that purchased land to develop a 26,470 sq. ft. two-story masonry medical office buildingon 2.27 acres at LeRay Crossing, a retail and office development adjacent to the main gate of Fort Drum. The project was completed in January, 2010. At present, the Family Practice and Urgent Care clinics of Samaritan Hospital occupy 9,038 sq. ft. of this building; an additional 4,247 sq.ft. has been leased to Health Net, Inc. for occupancy in May 2011. Total Value, including the purchase of the 2.27-acre site, is approximately $4.6 Million.
This is a 76,000 square foot, two-story, steel-frame, brick veneer, multitenant office building. This project was the first of a four-building 150,000 square foot office park located in Liverpool off 6800 Buckley Rd. The building was commenced on August 15, 1987 with the first tenant given occupancy on January 28, 1988. Project value $6,500,000.
