The range of services provided by Edgewater on a design/build development project includes site acquisition and approvals, client interface, design management, capital structuring, program management, construction management, and property management. These services are provided directly or through its affiliated company – Edgewater Management Company, Inc. (EMCI).
Site Acquisition & Approvals
Services include site selection, acquisition negotiations, feasibility studies, site soils/environmental evaluation, conceptual site design, and securing governmental approvals and permits, including environmental – all culminating in the right to build.
Program management services are a process-oriented overview of the entire project. Program management drives the entire concept, pre-construction, and construction phases. Program management integrates all the project phases to meet the Owner’s facility requirements.
Edgewater assists its clients in analyzing alternative capital structures to assist in the “buy/build/lease” decision. Edgewater will arrange appropriate financing for the project to affect any choice.
Conferences and hands-on work sessions are held with clients to determine and define their statement of requirements, financial terms, and timetables. Completion of the process results in executed leases and/or contracts.
Design management begins with preparation of conceptual designs and presentation to clients, and leads to selection and management of the design team including architects, engineers, and special consultants. Throughout this process, Edgewater maintains control over schedules, cost, and conformance with the statement of requirements.
Construction management services involve taking the project design on a component-by-component basis and preparing estimates, schedules, and bid documents which result in awarding contracts for construction services. Edgewater retains the role of construction manager to maintain control of the construction phase. Intense daily management of contractors is performed to maintain cost, schedule, and quality.
